The first step in determining a course of action for any facility is to perform a comprehensive, detailed roof analysis of your existing roofing assets. By examining the condition, age, size, and type of your existing roofs, we can then develop a strategy that fits your budget and timeline.
Our Roof Analysis Report (or RAR for short) is a detailed compilation of valuable information regarding your existing roof systems. This report is useful to a wide array of individuals charged with maintaining and developing budgets for your facilities. The RAR report is an effective tool in repairing and extending the life of the current roofs, as well as being a critical element in developing a long-term roof management plan.
How We Condition Rate Roofs
Moisture Management inspects and evaluates roofing sections to determine critical condition elements such as current defects, overall condition, how well it drains water, and the overall quality of the installation. Once completed, the field notes are combined with historical data on the roofing section (year installed, material manufacturer, past leak history, etc.) to arrive at one of the following seven condition ratings:
Maintainable – Perform Preventative Maintenance
Good – Perform Minor Repairs
Fair to Good – Perform Aggressive Repairs
Fair to Poor – Restoration Needed
Poor – Replace Roof, Delay is Possible
Failed – Replace Immediately
Critical – Emergency Replacement Needed
The accumulated roofing data and condition ratings are then loaded into our custom, online roof asset management program, along with any relevant warranty documents, installation documentation, and photos of the existing conditions. This online resource is viewable by participating clients from any PC and future leaks and service calls are tracked and added to the map in the form of dots, so that an extensive history of activity is available with a simple glance!
