Cradle-to-Grave Roof Management
Moisture Management offers a wide array of roof consulting, design, and management services that are tailored to various needs and budgets. However, the first step in working with a new client is an exhaustive and comprehensive audit of the roofing assets, which are rated by condition and accompanied by an “Immediate Repairs Checklist.” This initial audit provides the baseline for the roofing inventory and from there, Moisture Management formulates a 5-year plan, based on the client’s needs and budgets. Roof Management Disconnects
Over the years, Moisture Management has worked with hundreds of clients in managing their roofing assets. During this time, we have noted a typical roof management process, that is reactionary, inefficient, and leads to higher costs. Roof Analysis
The first step in the roof asset management process is a thorough roof analysis audit of your roofing inventory. Each roof analysis is fully documented with photographs, along with our condition assessments and recommendations. Using infrared and nuclear testing devices, Moisture Management can even determine the condition of the roof substrate, which can save you thousands of dollars if they can be re-used in re-roofing.
Roof Design
When considering a roof replacement, Moisture Management goes beyond just recommending a new roof system. We consider the reasons why the previous roof failed and often, we find that the original roof didn’t meet the requirements of the building use, climate location, or the owner’s stated goals for service life. Project Oversight
Even if you have a great roof specification and buy a quality roof system, the new roof can fail quickly if not installed correctly or the contractor doesn’t adhere to the spec. Moisture Management offers on-site capital project oversight to document the installation process, catch contractor errors, prevent installation “shortcuts,” and ensure the roof will qualify for the manufacturer warranty.
Leak Investigations
Finding a troublesome leak in a building can be a challenging and expensive process. Moisture Management examines the entire building and its components to find probable causes for the leak, then uses controlled water tests, moisture meters, and other tools to confirm the leak cause. Once confirmed, a scope of work is prepared to address the issue permanently.
