Yes! While Moisture Guard cannot save a roof past its service life end, there is significant value in performing maintenance in the last years of its life to extend the life of the roof, reduce interior leaks, and protect vital insulation and roof decking that could potentially be reused, resulting in tremendous savings on the new roof.
While there are varying levels of Moisture Guard (MG) service which covers more extensive repair items, the basic services for Moisture Guard include:
- Thorough roof inspection for any problems or issues
- Clean out roof drains and tighten drain bolts
- Remove sharp/dangerous objects like screws, nails, and metal debris
- Remove light debris and other objects that inhibit drainage
- Re-caulking open joints in counterflashings, T-bars, and coping joints
- Tightening boot collar straps on pipe penetrations
- Refilling pitch pans on curb units
- Providing an Immediate Repairs Checklist for items outside the MG program
Moisture Management does much more than just “call a roofer” for you, we serve as your advocate and consultant. Each repair is documented, reviewed, and tracked in our online roofing inventory database, and each invoice is reviewed for accuracy and reasonableness. In addition, we review all proposals to protect you from unnecessary or inappropriate repair costs.

Yes, you can continue working the contractor of your choice or we can recommend a certified RoofSMART™ contractor for you. If you elect to use your existing roofing contractor, we will work with them on providing you with repair photos, we will review their service reports, and ensure their billing is accurate and justified on your behalf.
Yes! Moisture Guard is a tiered preventative maintenance program, offering varying levels of service dependent on your needs. At its most basic level, Moisture Guard for newer roofs ensures the roof is inspected annually (a necessary action to keep your roof warranty valid), potential problems are identified quickly, and drains and gutters are kept clean and in good working order.
Moisture Management’s roof design experts have decades of experience in specifying and designing roofing systems that meet the needs of the building and the expectations of the customer. Since our sole focus is on the roof system (not on the windows, doors, landscaping, etc.), our designs contain the latest products, installation methods, and industry “best practices” that many architects are not familiar with.
Yes! Moisture Management has extensive experience in setting up systems to dry out gym floors, saving schools thousands of dollars over replacement. The key is QUICK ACTION to begin the drying out process as quickly as possible after the water event.
There are many signs of moisture infiltration into the building envelope, including efflorescence (a white, salty deposit on the brick), broken bricks and mortar joints, staining, and shaling of the brick surfacing. For EIFS and stucco walls, cracking, delamination, and exposed scrim are signs of issues you need to have investigated.

Yes, even if you are not a member of an Educational Service Center (ESC), you can still gain access to the program and receive discounts.
You can certainly use your own architect in the design phase of the project. The benefit to using a RoofSMART™ architect is that with bulk purchasing, your design fees can be reduced.
